Quick Tips for San Diego Homeowners on Short Sales and Your Credit

One of the most frequent questions that homeowners want to know is what happens to their credit score as the result of a short-sale. Here are a few points to remember.

1) When you negotiate a short-sale, the homeowner may still owe the difference between the mortgage balance and the discounted sales price. This amount can still be collected via a “Deficiency Judgement” If granted, this judgement may adversely affect the homeowners and their credit report (not unlike other judgements).

2) The best way to avoid the deficiency judgement is to ask the bank to agree to accept “Payment in full without pursuit of any deficiency judgement.”

3) Remember that the difference between the mortgage balance and the short sale may be declared as income on their tax return by means of a “1099.”

In dealing with any short sale, the homeowner should always speak with their accountant and/ or attorney to see how this sale will affect them.

Home Prices Rise

Home sale prices in Southern California showed new energy in January, bouncing 8.6% from the same month one year earlier — a period when the market was inundated with steeply discounted bank-owned properties.

 Compared with a very strong December, the median fell 6.1% to $271,500 in January, ending eight consecutive months of price appreciation or stability in the Southland, MDA DataQuick, a San Diego real estate research firm, quoted Tuesday.

The month-to-month decline was likely in part to the higher percentage of cheaper Inland Empire homes that sold in January compared with December as buyers in pricier areas stopped searching during the holidays and investors and first-time buyers made up a larger share of shoppers. The median price of a home in California experienced its first year-to year gain in over two years during the month of November 2009, as the California housing market continued recent trends in terms of prices, supply and sales.

The monthly median home price crossed the $300,000 threshold in November with a median of $304,520, up 2.4 percent from the October median price of $297,500 and up 5.8 percent from $287,880 a year earlier.The situation has improved greatly from a year ago during the worst of the financial crisis, when the median price had registered 41.3 percent year-to-year decline.

 After a 59 percent peak-to-trough decline, the California median home price has increased 24.1 percent from a trough of $245,170 that occurred in February 2009. The increase in price has been sustained by a combination of lean supply and high demand, the latter triggered by historically high affordability. By comparison, the National Assoc of Realtors national median price for existing single family homes, which experienced a 29 percent peak-to-trough decline, has increased by 4.7 percent from its trough of $164,00 in January to $171,900 in November 2009.

Nine consecutive month-to month increases in the California median price have been the result of the lean inventory conditions throughout the year. The MLS-based unsold inventory index for California has averaged 4.8 months since the start of the year, well below the 7 month long run average. By comparison, the national unsold inventory index for single family homes has averaged 8.4 months over the year. Inventory levels in both California and the US have trended down for most of the year. As for sales, California returned to pre-peak levels of sales in late 2008 and sustained them through 2009.

 With Sales of 536,720 homes in November, the market was 4.6 percent lower than the October sales figures of 562,400, but 4.7 percent above the November 2008 figure of 512,840. Sales throughout the year have averaged 545,600, compared with the pre-peak monthly average over the 2000-2002 period of 537,300 homes. Over the 2000-2002 period, US sales of existing homes averaged 4.8 million homes, compared with the low-to mid-4 million range of sales that the national market experienced from late 2007 until late this year when sales finally exceed the 5 million threshold.

There’s no where quite like San Diego at this time of year – how many places can you think of in the U.S.A where you can still be running around in your shorts and sipping mimosas on the patio at this time of year? Homeowners- Are You Worried about Foreclosure? New Deed for Lease Program Available

Fannie Mae Announces Deed for Lease ProgramFannie Mae is implementing the new Deed for Lease Program under which qualifying homeowners facing foreclosure will be able to stay in their homes by signing a lease connection with the voluntary transfer of the property deed back to the lender. This program does not include a repurchase option.

“The Deed for Lease Program provides an additional option for qualifying homeowners who are facing foreclosure and are not eligible for a loan modification” states Jay Ryan, Vice President of Fannie Mae. “This new program helps to eliminate some of the uncertainty of foreclosure, keeping families and tenants in their homes during a transitional period, and helps to stabilize neighborhoods and communities because of prices dropping further from abandoned houses available. It hopefully will soften the social and financial impact on homeowners loosing their homes.

The new program is designed for borrowers who don’t qualify for or have not been able to obtain other loan work-out solutions, such as a loan modification. Under Deed for Lease, borrowers transfer their property back to the lender by completing a deed in lieu of foreclosure, and then lease back the house at a current market rate. Fallbrook / Bonsall Market Trends

Fallbrook and Bonsall are areas we havent watched much lately, but there has been some significant activity in these two areas that is worth a quick look.

This area consists of mostly rural type properties on larger lots.  There arent really very many so-called Average homes in Fallbrook and Bonsall.  They are usually pretty unique with character all their own.

But as we take a look at our chart here, the average list price shows it to be $905,776. 

That figure might shy away many prospective buyers, but  a closer look and a more true picture of the values in this area is shown in the Sold and Pending rows of the chart.

It is true that there are many spectacular properties that are priced well over a million dollars and well worth every penny of it, but you can also find some very good values in the Fallbrook / Bonsall area too.

The average Sold price is $422,690 with and average square footage of 2331.   Now that is still quite affordable and reasonable for most buyers today.

If you are tired of battling against other buyers for smaller properties in other San Diego County cities, why not take a quick jont up to Fallbrook and Bonsall and see what they have to offer.  You may be quite surprised at what you find and Im sure you will be pleased by the unique properties and scenery you will see.

It’s that time of year again - SIZZLING HOT summer weather and time for San Diego County to celebrate 4th July. Where ever you live in San Diego County there will be firework events to enjoy. Did you know that San Diego has been selected as one of the top ten places in the Nation to celebrate 4th July?
