Well, it has been about a month since we last looked at market activity in the Valley Center area.

In Our last report, Valley Center Homes Sold July 2009 we recognized a significant increase in the average SOLD price, from $388,278 in May to $416,813 in July. 

The trend for August continues to increase the average sold price for Valley Center to $444,823.  This is good news for Valley Center home sellers and it is still very affordable for home buyers.

The average Days On Market has increased a bit  in the Sold row this month, this could be due to some of those dreaded short sales finally closing escrow.

There isn’t much difference in the amount of inventory  in any catagory in either report, this area remains about the same.

Most properties in Valley Center are very different.  That’s one reason this area is so interesting.

This chart only shows the overall activity.  Every property will have it’s own value based on several different factors.

It’s that time of year again - SIZZLING HOT summer weather and time for San Diego County to celebrate 4th July. Where ever you live in San Diego County there will be firework events to enjoy. Did you know that San Diego has been selected as one of the top ten places in the Nation to celebrate 4th July?

 There have been some cancellations due to the tight budget restraints but for the most part Fireworks are as usual.  We have put together a list of the displays scheduled throughout the County of San Diego. So just for one day let your cares slip away, get out of the house, drop the chores, relax kick back with your family and friends and enjoy 4th July.  Read the rest of this entry »

Food Drive Efforts Bring GREAT Rewards

Escondido and Valley Center Residents Rise To The Occasion

Recently we called on the residents  of Valley Center and Escondido to help us help those less fortunate and in need of one of our most basic human needs, …food.

 As expected, the generous folks of these 2 communities opened their hearts and their pocket books and donated well over 1500 pounds of food toward our food drive effort.

 We thank them for helping us to help re-stock the pantries of the Interfaith Community Services

This non-profit organization distributes food to needy families in the communities, and now more than ever the need is even more dire as we experience the challenge of the current economic times.

It was genuinly our pleasure to conduct this food drive, and we enjoyed meeting several of the good people in our community who so graciously and selflessly donated to the cause.

Valley Center is showing strong signs of Market Recovery.  Take a look at the row of current Pending listings. 

In the month of May there were 19 homes sold at an average sale price of  $388,278.00

The up and coming sales located in the Pending row show the average list price to be $469,262.00  Now we all know that figure will come down a bit when they actually do close escrow, but it does appear that the values are heading in a positive direction.

If you want to do a quick comparison from the last time we looked at Valley Center, take a look at our article Valley Center Homes Sold March 2009.  Take a look at the increase in the price per Sq. Ft. in the Pending and the Sold rows for May compared to March.

All in all, buyers still have some great opportunities here.  This is an area that has been unspoiled by commercialism.  Valley Center has maintained its country charm and style even with the growth of the newer home developments.

If you are tired of the intense lifestyle of the busy cities and paying high dollar for very little house, come take a look at all that Valley Center has to offer with its magnificent miles of views and clear fresh air, and oh yes,… fantastic home values!

valley-center-march-statsAs everyone knows, if you are looking at the current real estate market, there are several factors going on here.

The most frustrating being the Short Sale.  We commented on this a few weeks ago in our article, APPROVED Short Sales Increase in North San Diego County

So Lets take a look at what is happening in Valley Center with short sales.

Of the 108 current active listings only 35 of them are short sales.  That means you have 73 other homes ready, willing and able to accept your offer.

Of the current 56 pending listings, 19 of them are short sales, so that means that 37 Valley Center home buyers are sailing through an escrow right now with no need to get the approval of the lender on the home.

Of the 13 Sold listings only 2 were short sales.  We would like to see this number increase in the months to come.  I believe it will, based on the 19 pending short sales we are looking at in this chart today.

Where else can you grow roses year round? Not being a San Diego native this climate never ceases to amaze me.

My roses grow all year round, they never stop. I prune them and they grow back to the height they were, with even more buds – their scent is just incredible at this time of year. These photos were taken today, at the end of January!
