The true story is really told in the SOLD row of this chart.  The current active listings in Escondido show the average list price to be $530,235.  Well that may look real good if you are sitting in the sellers seat  and wanting to sell your home in this market.  But this is skewed by 1 listing for over $15,000,000.

You will get a more accurate reading by looking at the averages of the pending and sold listings.

Currently there are 366 buyers waiting to close escrow on a home in Escondido, that is FANTASTIC!

In the month of March there were 151 homes SOLD in Escondido, that’s almost 5 homes per day. 

A lot of people may think Escondido is a sleepy little town with  nothing going for it, but nothing could be further from the truth.  Escondido is movin’ and shakin these days.

2009 Cruisin’ Grand Escondido

Over the years it has helped to transform the local business’s bringing visitors not just from the area but from as far away as unheard of parts of the world.

This has been and still is one of the more successful ways to improve the economy of this once small unheard of town.

Well folks, there is definitely some movement going on in the real estate market today

The general consensus of those of us in the industry, say there is plenty of activity, but actual closings are still a bit hard to come by. 

If you take a look at January compared to December, you will see the exact number of pending properties, 370.   So wouldn’t you expect to see a number pretty close to that in the Sold column for January? 

What is going on here?  We know we are still dealing with a major force of short sales and foreclosures, but what is the reason that less than half of them have actually closed? 

I would encourage and ask for any and all commentary on this from my colleagues.  What have your recent experiences been?  Are you seeing more activity?  Are you having success with closing escrows?  If so, share your methods, we could all use the help to bring this market to a more balanced playing field.
