Escondido Market Trends
Things appear to be moving in an upward direction for Escondido, CA Real Estate. The current market trends are showing some positive movement here.
The last time we looked at the trends in Escondido, was in our article Escondido Homes Sold December 2009.
Since then we have seen a steady increase in various areas of our chart. The average SOLD price has increased from $334,689 in December to $347,689 currently. The price per square foot has increased from $181.38 to $193.93.
It seems like the average days on market is picking up as well. In December it was about 86, but now that number is reduced to just 68.
The true number of days on market is even much less than that of course, with the short sales thrown in the mix, that will increase the market time significantly.
We have picked up a few more active listings since December. At that time there were only 295 active detached listings in all 4 zip codes of Escondido, but currently there are 369. Thats good news for buyers who are eager to purchase before the home buyer tax credit expires. That number is still shy of a healthy 6 month supply of homes on the market though. Escondido and other areas are still looking for home sellers.
Overall, the Escondido Real Estate market appears to continue its upward trend in spite of what you may be hearing in various news sources. People are buying, banks are lending and houses are selling.
