Well it has been several months since we have taken a close look at the Escondido Market Statistics, so lets see what significant changes have occured since our last report of Escondido Homes Sold June 2009.
Typically the months of November and December we will see a bit of a slow down in the Real Estate Market. This season is no different. However the decrease in sales from June, which is typically one of the most active times of the year to December 2009, is very slight.
In June there were 129 closed transactions, and in December there were 115. Representing a difference of only 14. The area of significance that these 2 charts will show you is, the number of pending transactions. That is the number of properties we are looking at for closings in January or possibly February. In June there were 361. In our current report we seee there are only 224.
The average Sold price has come down ever so slightly from $348,329 in June to $334,531 in December. We do however see an increase of average price per square foot though. In June it was at $170.76, and currently that figure is $181.38.
Overall, I wouldnt say there has been a great difference in the numbers between now and six months ago for Escondido. Still one of the most affordable areas to purchase a home in all of San Diego County. You will get a lot more bang for your buck in Escondido than cities closer to the coast or South San Diego County cities. Its not a bad commute either for those who work in the San Diego area, just a quick jont up the 15.
