Well its been 3 months since we’ve taken a close look at Carlsbad so let see whats going on.

Looks like the market is heating up on the coast.

In our report Homes Sold Carlsbad January 2009 , we saw that only 39 homes were sold that month.  The average sold price was $645,657.

In today’s report, we are seeing a healthy increase to 61 homes sold. 

Home sellers in Carlsbad will be pleased to see the average sold price has come up too.  In April, that figure jumped to $737,415.

In this report today, the average list price shows $1,018,219.  This is not quite accurate.  That figure gets a bit twisted by a single listing of a home for nearly $11,000,000.  The pending and the sold rows of this chart will show you the most accurate information.

Over all, the coastal city of Carlsbad seems to be less effected by the continuous doom and gloom reported by the media.  It looks like it is on an upward trend.  If all goes well for those  pending sales, there will be 167 more happy home owners enjoying the fine amenities Carlsbad has to offer.
