The Present State of San Diego County Real Estate
I have been doing a lot of shopping lately with clients trying to help them find their perfect home. Usually this is a rather pleasing task for me, as I quite enjoy helping people locate and purchase their dream homes. I particularly enjoy first time homebuyers. However, the game has changed drastically over the last year or so.
If you have been out looking for homes to buy recently, you might be thinking that the only inventory out there are distressed properties, either Bank Owned Foreclosures or Short Sales. Well at present, as of January 15th, there are 7112 distressed properties in San Diego County which makes up 46.3% of the total inventory.

Whether you are a first time buyer or a seasoned investor, you will soon learn the new rules of the game and some of the frustrations and disappointments that go along with making offers on Short Sales or REO properties.
The short sales are a long and tedious task of several months, waiting for some sort of response to find out whether your offer will be accepted or not. And the bank owned properties may have several offers on them because the list price was so low that there is a bidding war going on increasing the price well over what you are qualified for.
Ultimately it will all be worth it when you find that perfect home. You will have found a great home at a great price and at an affordable interest rate.
